Carpet Area Vs Builtup Area vs Super Builtup Area

When buying a house, it can be difficult to understand the terms used by agents and realtors, such as carpet area, built-up area, and super built-up area. These terms refer to different ways of measuring the size of a property, and can cause confusion. While they may sound similar, there is a significant difference between carpet area and built-up area.

This article aims to serve as a guide for home buyers in India to understand the terms carpet area, built up area, and super built up area when trying to determine the size of homes.

Carpet Area:

The carpet area is the amount of space in a flat that can be covered by a carpet and is considered as the net usable area. As per the Real Estate Regulation and Development Act (RERA), carpet area is defined as the floor area of an apartment that is usable and does not include the area covered by external walls, but includes the area covered by internal partition walls.

Built-up Area

The built-up area of a flat is the sum of its carpet area and the space occupied by the walls. The built-up area also includes areas that are not usable such as balconies, terraces, and flower beds, which makes the space in a flat appear larger when expressed in terms of built-up area.

The built-up area of a home can be determined by using the formula: Built-up area = Carpet area + area of walls + area of balcony.

Super Built-up Area

The Super Built-up area is the sum of the built-up area of a property and the proportionate area of common facilities in the housing project. These facilities may include lobbies, lift shafts, stairs and clubhouses. Developers calculate the super built-up area of a unit by adding the total built-up area with the area occupied by common areas such as corridors, lift lobbies, elevators, stairs and clubhouses.

The Super Built-up area is calculated by adding the built-up area of a property to the proportionate common area.
