Job Description

  • The Maintenance Manager is responsible for the overall upkeep, functionality, and operational efficiency of the residential complex. This includes managing all physical infrastructure, amenities, and services such as clubhouse operations, security, housekeeping, electrical systems, STP (Sewage Treatment Plant), and addressing resident queries and concerns. The role ensures a safe, clean, and high-quality living environment for all residents.

Key Responsibilities

  1. Facility & Infrastructure Management
  • Oversee the maintenance of all buildings, common areas, and infrastructure within the complex.
  • Ensure preventive and corrective maintenance of civil, plumbing, and structural elements.
  • Maintain asset registers and service schedules for all equipment and installations.
  • Monitor vendor performance for AMC (Annual Maintenance Contracts).

 

  1. Amenities & Clubhouse Operations
  • Manage day-to-day operations of the clubhouse, gym, swimming pool, and recreational facilities.
  • Ensure all amenities are functional, safe, and well-maintained.
  • Coordinate bookings, usage schedules, and event support within common areas.
  • Ensure compliance with safety and hygiene standards.

 

  1. Electrical & Mechanical Systems
  • Supervise maintenance of electrical systems including transformers, DG sets, panels, and common lighting.
  • Ensure uninterrupted power supply and proper backup systems.
  • Coordinate inspections, testing, and statutory compliance for electrical installations.
  • Monitor energy consumption and recommend efficiency improvements.

 

  1. STP (Sewage Treatment Plant) & Utilities
  • Ensure efficient operation and maintenance of the STP and water treatment systems.
  • Monitor water quality, recycling processes, and compliance with environmental norms.
  • Maintain records of plant performance, chemical usage, and regulatory reports.
  • Liaise with external agencies for inspections and approvals.

 

  1. Security Management
  • Supervise security personnel and ensure strict adherence to access control protocols.
  • Monitor CCTV systems and ensure proper surveillance coverage.
  • Develop and implement emergency response procedures.
  • Conduct regular security audits and drills.

 

  1. Housekeeping & Cleanliness
  • Manage housekeeping staff and ensure cleanliness of all common areas.
  • Implement waste management and segregation practices.
  • Ensure pest control and sanitation standards are maintained.
  • Conduct regular inspections and quality checks.

 

  1. Resident Relations & Complaint Management
  • Act as the primary point of contact for resident queries, complaints, and service requests.
  • Ensure timely resolution of issues with proper tracking and escalation.
  • Maintain a complaint management system (manual or software-based).
  • Build positive relationships with residents and the association.

 

  1. Vendor & Team Management
  • Manage and supervise all external vendors and service providers.
  • Negotiate contracts, monitor SLAs, and ensure service quality.
  • Lead and train the maintenance, housekeeping, and support teams.
  • Prepare duty rosters and ensure optimal manpower utilization.

 

  1. Compliance & Safety
  • Ensure compliance with statutory regulations (fire safety, electrical, environmental, etc.).
  • Conduct regular safety audits and risk assessments.
  • Maintain documentation for inspections, licenses, and certifications.
  • Implement workplace safety standards across the property.

 

  1. Budgeting & Cost Control
  • Prepare and manage the maintenance budget.
  • Track expenses and optimize operational costs without compromising quality.
  • Recommend cost-saving initiatives and preventive maintenance strategies.

 

Qualifications & Experience

  • Bachelor’s Degree / Diploma in Electrical / Mechanical / Civil Engineering or related field.
  • 5–10 years of experience in facility or property management, preferably in residential complexes.
  • Experience in handling large gated communities or villa projects is preferred
